Residential

Life throws us many different changes and challenges, which is why we don’t tend to remain in the same home forever.

Events, like changing jobs, starting a family, or retiring from work, may start us thinking about moving. During times like these, many people opt to keep their finances simple by remaining with their existing mortgage lender.

Yet this could mean missing out on more favourable rates elsewhere in the market.  Your personal circumstances could also have changed considerably, leaving you with brand-new requirements from your mortgage.

Our advice includes whole-of-market recommendations, with access to deals you won’t find on the High Street through our network Quilter Financial Planning.  Not only that, our friendly team come with decades of experience in the financial services sector. This means we’re able to navigate the market with ease, personally selecting the most competitive residential mortgage options for you to choose from.

Frequently asked questions

How much stamp duty will I have to pay?

When purchasing a home (and if you are not a first-time buyer), the current rates of stamp duty for properties are:

First £250,000 = 0%

Between £250,001 – £925,000 = 5%

Between £925,001 – £1,500,000 = 10%

Above £1,500,000 = 12%

For more complexed circumstances then please seek advice from an accountant or your solicitor.

How much can I borrow for a residential mortgage?

It will mainly depend on affordability, i.e. the amount of income that can support the borrowing less any committed expenditure, such as unsecured loans and credit cards, maintenance, childcare costs, school fees etc. We will help identify the most suitable lender for you based on these factors and guide you to ensure we recommend the most suitable mortgage to meet your current and future requirements.

What happens if I want to move before the end of my mortgage term?

We will be on hand to advise you on the best way to finance your move. We will take all of your circumstances into account including reviewing your current mortgage and recommending the best way forward. Naturally, we want to ensure your move goes through as smoothly as possible and at the lowest possible cost whilst meeting all your mortgage needs.
